Coming Soon Homes for Sale in Tampa Bay: Get Early Access Before They Hit the Market
A Coming Soon home in Tampa Bay is a property that has been entered into Stellar MLS but is not yet Active. Under Stellar MLS rules it can stay in Coming Soon for up to 14 days, and many of these homes never show up on public home search sites until they go Active. That short window is where prepared buyers get ahead. The Coming Soon homes Stellar MLS sends to this site are listed at the bottom of this page. I also watch the MLS for new Coming Soon listings every day and share them one-on-one with the buyers on my Coming Soon list: homes, townhomes and condos priced at $400,000 and up in Hillsborough, Pasco and Pinellas counties.

What Does Coming Soon Mean in Tampa Bay?
Stellar MLS rules as of .
Stellar MLS, the multiple listing service for Tampa Bay and most of Central and Southwest Florida, defines Coming Soon as a pre-market status. Here is how it works today:
Up to 14 days
A listing can stay in Coming Soon for up to 14 calendar days. If the listing agent has not updated it by day 15, it moves to Active automatically.
Seller-approved
The seller must sign a Coming Soon form. Once a home leaves Coming Soon, it cannot go back to that status.
Showings at the seller's discretion
The seller decides whether the home can be shown during Coming Soon, so some homes can be previewed and others cannot.
Days on market start later
Days on market do not count in the MLS while a home is in Coming Soon. The clock starts when it goes Active.
Sellers use Coming Soon to finish repairs, photos and staging while building interest before the first showing. For buyers, it means the best new homes in a neighborhood can be known to agents before most of the public sees them.
Why Coming Soon Homes Are Hard to Find Online
Stellar MLS allows Coming Soon listings to appear on IDX websites like this one and on third-party sites, but only according to the distribution option each seller chooses. Some sellers limit where their home appears until it goes Active, and not every website receives Coming Soon data. That is why searching the big portals is not enough if you want first look at a new listing.
As a Stellar MLS member, I can see every Coming Soon listing in the MLS, and Stellar rules allow agents to discuss Coming Soon listings one-on-one. My Coming Soon list puts that access to work for you.
How My Coming Soon List Works
- Tell me what you are looking for. Areas, school zones, price range, size, pool, waterfront, gated community and anything else that matters. The list covers single-family homes, townhomes and condos from $400,000 up in Hillsborough, Pasco and Pinellas counties.
- I watch the MLS daily. New Coming Soon listings are entered all week. I check them against your criteria so you do not have to.
- You hear about matches directly from me. I send you the details one-on-one, along with the planned Active date and whether the seller is allowing showings, as each seller's marketing choices allow.
- We get ready before it goes Active. We preview the home if the seller allows it, check recent sales nearby, and get your pre-approval and offer strategy lined up so you can move the day it hits the market.

Coming Soon is one of several ways a Tampa Bay home can be marketed before, or instead of, a full public launch. This comparison is based on Stellar MLS's published rules.

Coming Soon Homes: Frequently Asked Questions
What does Coming Soon mean on a Tampa home listing?
It means the home has been entered into Stellar MLS with the seller's written approval but is not yet Active. It is a pre-market status that can last up to 14 days, after which the listing goes Active.
How long can a home stay in Coming Soon in Stellar MLS?
Up to 14 calendar days. If the listing has not been updated by day 15, Stellar MLS moves it to Active automatically, and it cannot return to Coming Soon.
Can I tour a Coming Soon home before it goes Active?
Sometimes. Stellar MLS lets each seller decide whether the home can be shown while it is in Coming Soon. When I send you a match, I will tell you whether showings are allowed.
Can I make an offer on a Coming Soon home?
A seller may accept an offer during Coming Soon, but Stellar MLS then requires the listing to go Active and then Pending within two business days. Being pre-approved and ready with an offer strategy is what lets you act quickly when a seller is open to it.
Why don't I see Coming Soon homes on Zillow or other home search sites?
Each seller chooses how a Coming Soon listing is distributed, and some limit where it appears until it goes Active. Not every website receives Coming Soon data either. An agent with MLS access can see every Coming Soon listing in the MLS.

Single-family homes, townhomes and condos priced at $400,000 and up in Hillsborough, Pasco and Pinellas counties, including Tampa, New Tampa, South Tampa, Wesley Chapel, Lutz, Westchase, Brandon, Clearwater, Dunedin and St. Petersburg.
