Pebble Creek is in the heart of New Tampa, just east of Bruce B. Downs Boulevard, between Live Oak Preserve to the north and Cross Creek to the south and east. It is a census-designated place in unincorporated Hillsborough County, surrounded on three sides by the City of Tampa, and it is a short drive to Interstate 75, Wesley Chapel, Tampa Palms and the University of South Florida.
Pebble Creek is one of the oldest communities in New Tampa, with mature trees, ponds and many homes that were built along the fairways of the former Pebble Creek Golf Club. The community has two master homeowners associations: the Pebble Creek Homeowners Association of Hillsborough County, with more than 1,100 homes and its own amenities, and Pebble Creek Village, with about 300 homes. Several villa and condo sections also have their own associations.
The Pebble Creek Golf Club opened in 1967 and anchored the neighborhood for more than 50 years. Owner Bill Place, who bought the course in 2005, reported years of losses and falling membership, and the club closed in 2021. Since then the roughly 150-acre property in the middle of the community has been fenced and left unmaintained.
Developer GL Homes has proposed replacing the course with a gated neighborhood of 251 detached single-family homes, about 1.7 homes per acre, with an amenity center, five neighborhood parks and about 25 acres of preserved wetlands. Access would be from Regents Park Drive to Bruce B. Downs Boulevard. The Hillsborough County Commission denied the rezoning 5-2 in July 2023, but GL Homes challenged that decision in court, and a circuit judge twice quashed the denial. After a further hearing, the commission approved the plan 5-2 on September 22, 2026.
The fight may not be over. As of October 2026, the resident group Save Pebble Creek has said it plans to appeal the approval in court, and no construction start date has been announced. If you are buying or selling near the former course, ask us how the project could affect views, traffic and values on your street.
As of October 2026, 5 homes in Pebble Creek are listed at $400,000 or more, averaging about 1,900 square feet. Many of the larger homes, with four bedrooms and about 2,300 to 2,600 square feet, are in Pebble Creek Village Units 4, 8 and 10 along Fairway Lakes Court, Norchester Circle and Fairwood Court. Homes for sale in Pebble Creek today are resales; the approved GL Homes neighborhood on the former course would add new construction if it moves forward.
Hillsborough County Public Schools serve Pebble Creek. Many Pebble Creek addresses are zoned for Turner/Bartels K-8 School and Wharton High School, but school assignments vary by address and boundaries can change, so confirm the assigned schools for a specific address with the district before you buy.
As of October 2026, the average list price for homes in Pebble Creek is about $354,000, or roughly $208 per square foot.
Yes. Pebble Creek has two master homeowners associations, the Pebble Creek Homeowners Association of Hillsborough County and Pebble Creek Village, and several villa and condo sections have their own associations. The larger master association has a community center, pool, tennis and basketball courts.
The Pebble Creek Golf Club closed in 2021. In September 2026 the Hillsborough County Commission approved GL Homes' plan to build a gated neighborhood of 251 single-family homes with parks and preserved wetlands on the former course, although residents opposed to the project have said they plan to appeal.
Pebble Creek has mostly single-family homes built from 1980 through 1998, plus villas and condos.
