Ybor City (ZIP 33605): the whole 33605 ZIP code, which includes the official Historic Ybor district, bounded by Interstate 4 to the north, 22nd Street to the east, Adamo Drive to the south and Nebraska Avenue to the west, plus surrounding neighborhoods such as V.M. Ybor, East Ybor, Palmetto Beach and part of East Tampa. Tampa Heights: the area west of Nebraska Avenue, north of Interstate 275, east of the Hillsborough River and south of Martin Luther King Jr. Boulevard. That area also includes Riverside Heights, a smaller neighborhood along the river on the west side of Tampa Heights, between Columbus Drive and South Seminole Heights. Downtown, Channelside-Water Street and Harbour Island are covered on our separate Downtown page.
Ybor City was founded in 1885 by Vicente Martinez Ybor and other cigar manufacturers and was annexed into Tampa in 1887. Thousands of immigrants from Cuba, Spain and Italy, along with German, Jewish and Chinese families, came to roll cigars, and by 1929 Ybor's factories were rolling about 500 million cigars a year, earning Tampa the nickname "Cigar City." Each community built its own mutual aid society, and several of those grand clubhouses still stand, including Centro Espanol, the Cuban Club (El Circulo Cubano), the Italian Club (L'Unione Italiana), Centro Asturiano and La Union Marti-Maceo. Today the roughly one-square-mile historic district is a National Historic Landmark District, known for its brick streets, iron balconies, the free-roaming Ybor chickens, and a mix of Cuban, Spanish and Italian food traditions that runs through the neighborhood.
Ybor's housing is as varied as its history. Buyers can find lofts in converted cigar factories and warehouses, restored historic casitas and bungalows, and a growing number of new townhomes and single-family homes on infill lots in neighborhoods north and east of the historic core. Homes in ZIP 33605 average well under the Tampa Heights side, which makes the area one of the more affordable ways to live close to downtown. Big changes are under way too: as of January 2026, the Gasworx project, a roughly 50-acre redevelopment on Ybor's south side, had opened its first apartments and was building more residential and retail space, with about 5,000 homes planned at full build-out, and larger plans had been proposed for East Ybor and the Ybor Harbor waterfront. Buyers who want to live near 7th Avenue should expect late-night crowds and noise on weekends, while the quieter residential streets a few blocks away offer more of a neighborhood feel.
Tampa Heights was developed in the 1880s as Tampa's first suburb and is one of the city's oldest neighborhoods, with Victorian and early-1900s homes alongside a wave of new construction. Its riverfront has become one of Tampa's most popular destinations: Armature Works, a 1910 streetcar warehouse turned food hall, restaurant and event space, anchors the Heights district, and the Tampa Riverwalk continues north to Water Works Park and Ulele restaurant. Riverside Heights, on the west side of Tampa Heights along the Hillsborough River, adds tree-lined streets near the water, and many of the newest custom homes in the area are being built there and in neighborhoods such as Ridgewood Park, Suburb Royal and Buffalo Heights.
As of October 2026, 29 homes in Ybor City and Tampa Heights are listed at $1 million or more, averaging about 3,400 square feet. Most are new custom homes and townhomes in Tampa Heights and Riverside Heights, especially near the river and Armature Works. About 55 new-construction homes are for sale, averaging roughly $1.1 million, from new townhomes and infill homes around Ybor City to riverfront custom builds in Tampa Heights.
Ybor City, Tampa Heights and Riverside Heights are part of the City of Tampa and are served by Hillsborough County Public Schools, which also offers magnet and choice programs open to students across the county. School boundaries can change, so confirm the assigned schools for a specific address with the district before you buy.
As of October 2026, the average list price for homes, townhomes and condos in Ybor City (ZIP 33605), Tampa Heights and Riverside Heights is about $570,000, or roughly $309 per square foot.
Ybor City is Tampa's historic Latin quarter, founded in 1885 as a cigar-making town. It is a National Historic Landmark District known for 7th Avenue's restaurants, bars and nightlife, the Columbia Restaurant, historic social clubs, hand-rolled cigars and its free-roaming chickens.
Many buyers love Ybor City for its walkability, history, restaurants and streetcar access to downtown, and its prices are lower than many close-in Tampa neighborhoods. Homes right around 7th Avenue can be noisy on weekend nights, so buyers who want quiet often look at the residential streets north and east of the entertainment district.
Ybor City is in ZIP code 33605, which also covers nearby neighborhoods such as V.M. Ybor, East Ybor and Palmetto Beach.
Tampa Heights is just north of downtown Tampa, between Interstate 275 and Martin Luther King Jr. Boulevard, from the Hillsborough River east to Nebraska Avenue. It is home to Armature Works, Water Works Park and part of the Tampa Riverwalk.
Riverside Heights is its own neighborhood along the Hillsborough River on the west side of Tampa Heights, and this page includes homes in both.
